Editorial standards

Mortgages are one of the largest financial commitments most people make, so it matters where the information you read comes from. This page sets out how MortgageMatch is put together: what we publish, where our figures come from, what we deliberately do not claim, and how to tell us when we get something wrong.

What MortgageMatch is

MortgageMatch is an independent directory of UK mortgage brokers and advisers, published alongside free calculators and plain-English guides. We are not a broker, a lender or a regulated financial adviser, and we are not authorised by the Financial Conduct Authority. Nothing on this site is a personal recommendation.

What we do

  • We maintain a free, public directory of UK mortgage brokers and advisers you can search by town, specialism and fee structure.
  • We publish free calculators and plain-English guides to how UK mortgages, deposits and property taxes work.
  • We link every listing to the FCA Financial Services Register so you can check a firm's permissions before you take advice.
  • We let you contact a broker directly, using the contact details they publish.
  • We correct errors when they are reported, and date the page when we do.

What we do not do

  • We do not recommend a mortgage product, a lender or a specific broker to you.
  • We do not carry out an affordability assessment or a suitability check. Our calculators produce rough estimates from the numbers you type in.
  • We do not verify individual reviews, and we say so on every profile that carries them.
  • We do not hold a whole-of-market rate feed, so we do not publish live product rates.
  • We do not have a named, individually credentialled staff writer, and we do not pretend to.

Our principles

These five principles govern everything we publish. They are the same list every guide on the site links back to.

  1. 1.We do not give regulated advice

    MortgageMatch is a directory and a set of free tools. Our guides explain how UK mortgages work in general terms. They are not a personal recommendation, and only an FCA-authorised adviser can recommend a specific product for your circumstances.

  2. 2.We name our sources

    Figures on tax, affordability and lending rules come from primary sources: HMRC and the Scottish and Welsh governments for property tax, the Bank of England for rates, and the FCA Handbook for conduct rules. Where a number changes with policy, we say when it was last checked.

  3. 3.We check every listing is authorised

    Brokers in the directory are UK firms that describe mortgage advice on their own websites. We link to the FCA Financial Services Register so you can confirm a firm's permissions yourself before taking advice.

  4. 4.We take no lead-generation fees

    We do not sell your details, and we do not run a lead auction. Brokers cannot pay to rank higher in our directory. If that ever changes, we will say so on this page first.

  5. 5.We correct things openly

    If a guide is wrong or out of date, tell us and we will fix it and update the review date on the page rather than quietly editing it.

How we source figures

Numbers on this site come from primary sources wherever a primary source exists. We name them so you can check any figure at its origin rather than taking our word for it.

Stamp duty and property transaction tax
HMRC for Stamp Duty Land Tax in England and Northern Ireland, the Welsh Revenue Authority for Land Transaction Tax, and Revenue Scotland for Land and Buildings Transaction Tax.
Interest rates
The Bank of England for the base rate and its published rate decisions. We do not publish live lender product rates, because we do not have a whole-of-market rate feed.
Conduct, advice and regulation
The FCA Handbook (principally MCOB) for what an adviser must do, and the FCA Financial Services Register for whether a firm or individual is authorised.
Broker listings
Publicly available business information published by the firms themselves, plus details a firm has given us directly or confirmed when claiming its listing.

Where a figure can change with government or Bank of England policy, we say when it was last checked. Where something is a general pattern rather than a published statistic, we describe it as such instead of dressing it up as data.

How we review and update pages

We want to be precise about this, because "regularly reviewed by experts" is a claim that is easy to make and hard to keep.

  • Guides carry a visible last-updated date, and that date changes only when the page itself changes.
  • Pages that depend on a figure which moves, such as stamp duty thresholds or the base rate, are re-checked when the underlying source moves: at fiscal events, at Bank of England rate decisions, and when the FCA changes a relevant rule.
  • Everything else is reviewed when a reader reports a problem, when we are working on the surrounding topic, or when we spot the issue ourselves.
  • We do not operate a fixed calendar review of every page on the site, and we will not claim to until we do.

How the directory is compiled

Listings are built from publicly available business information published by UK firms that describe mortgage advice on their own websites. A firm can claim its listing to correct or expand what we hold; a claimed listing is marked as such.

Claiming a listing does not improve a firm's position. We link every listing to the FCA Financial Services Register, and we would always encourage you to confirm a firm's permissions there before you take advice. Inclusion in the directory is not an endorsement, and we do not guarantee that every listing is complete or current, which is precisely why corrections matter to us.

Reviews on profiles are open submissions from members of the public. They are not individually verified, and we moderate for content that is unlawful, defamatory or off-topic rather than for accuracy we cannot check.

Independence

We take no lead-generation fees. We do not sell your details, we do not run a lead auction, and brokers cannot pay to rank higher, to appear first, or to be featured. When you contact a broker through MortgageMatch you contact them directly, using details they publish, and we are not a party to what follows.

If our commercial model ever changes, we will say so on this page before it happens anywhere else on the site.

Why we publish under the organisation's name

Mortgage content is what search engines call YMYL: your money or your life. The conventional response is to attach a named, credentialled reviewer to every article. We have chosen not to invent one. Fabricating a CeMAP-qualified author to decorate financial content would be dishonest, and a made-up trust signal is worse than none.

So MortgageMatch UK, the organisation, is the author of record, and we back that with what can actually be checked: named primary sources, dated pages, an explicit list of what we do not do, and a stated route to correcting us. For advice about your own circumstances, the qualified person you want is an FCA-authorised adviser, and this site exists to help you find one.

Reporting an error or a correction

Tell us what is wrong

Email contact@mortgagematch.org with the address of the page and what is inaccurate. It helps if you can point us at the correct source.

  • A wrong figure or out-of-date rule: we correct it and update the page date, rather than editing it quietly.
  • An inaccurate directory listing: tell us the firm and what should change. We amend or remove listings on request from the firm concerned.
  • A review you believe is unfair or false: tell us which profile and why. We will look at it and may remove it under our terms.

Common questions

Who writes MortgageMatch guides?

Our guides are written and reviewed by the MortgageMatch editorial team and published under the organisation's name rather than an individual byline. We have deliberately not invented a named, credentialled author: attaching a fabricated qualification to money content would be a false trust signal. Instead we name the primary source behind every figure so you can check it yourself.

Is MortgageMatch regulated by the FCA?

No. MortgageMatch is a directory and a set of free tools, not a mortgage broker, lender or regulated adviser. We do not give regulated mortgage advice. Only an FCA-authorised adviser can recommend a specific mortgage for your circumstances.

Can a broker pay to rank higher in the directory?

No. Brokers cannot buy placement, ranking or a better position in search results on MortgageMatch, and we do not run a lead auction or sell enquiry data to the highest bidder. Listing is free, and a claimed listing does not rank above an unclaimed one because it is claimed.

How often are MortgageMatch guides updated?

Guides carry a last-updated date. We re-check pages that depend on a changeable figure, such as stamp duty thresholds or the Bank of England base rate, when the underlying source changes rather than on a fixed calendar. We do not claim that every page is reviewed on a schedule.

How do I report an error on MortgageMatch?
